Does my property need an Energy Performance Certificate?
I rent out a house which is managed by an agency. The contract between them and me ends next May and I am being harassed to carry out and EPC now. I understood that this only applies when my contract with the current agent ends and not in the middle of it, therefore when I have a 'new tenant'.
Does anyone know the answer? Landlord websites and even the government ones are not specific enough.

The landlord has to carry out the EPC. As of 1/10/08 when a property becomes available, BEFORE it is marketed an EPC must be done.
You do not have to worry about your property until the agent starts to market. Unlike the Gas Certificate, an EPC lasts for 10 yrs.
